How fast will I see options?

What documents should I gather?
Whatever income proof exists for your situation: last LES, offer letter, VA award letter, retirement statement. We tell you exactly what each community on your list wants - before any fee.
Do communities really differ that much on income rules?
Enormously. The same award letter can sail through one office and stall at another purely on written policy. That variance is most of the reason this service exists.
Can you help my spouse or caregiver run the search?
Yes - whoever is doing the legwork gets the same service, and everything we send is in writing so decisions can be made together, on any schedule.
Is the Hazlewood Act relevant to renting?
Indirectly - it changes your cost picture as a Texas veteran student, which changes the honest rent number. We plan to the budget that survives the semester, not the best-case month.
What about buying with my VA loan instead?
Sometimes that is the right answer, and we say so - read our honest comparison. A year of renting first is often the cheaper way to learn which part of the city you want to own in.
Which parts of town do veterans usually land in?
It tracks the reason for the move: the Medical Center and Leon Valley for VA care, Northwest for UTSA, Brooks for new stock at south-side prices, Schertz and Universal City for the retiree corridor.
