Your First Civilian Lease, Without the Runaround

The months around an ETS or retirement date are a paperwork no-man’s-land: your LES is about to stop, your civilian offer letter hasn’t started, and a leasing office wants two recent pay stubs you cannot produce. The apartment itself was never the hard part — the file is.

Free for veterans and their families — communities pay our fee.

Why this matters

What it costs to do nothing

Apply blind and you learn each community’s income rules one application fee at a time. Worse, a denial can sit in screening databases and complicate the next application — an expensive way to discover a rule someone could have told you.

Why clients choose us for transition apartment locating

  • We ask communities the income-documentation question before you apply: which ones work with orders plus an offer letter, which accept retirement or disability award letters, which insist on pay stubs.
  • Timing is planned around terminal leave and your actual cash flow, not around a move-in date that assumes a paycheck you don’t have yet.
  • Deposit math up front: where thinner credit or new income means a higher deposit, you hear the number before touring, not at signing.
  • San Antonio keeps more separating service members than almost anywhere — communities here see transition files weekly. We know which ones handle them well.

The practical answer

Bring us your separation date, your income picture as it will actually look (last LES, offer letter, award letters — whatever exists), and your budget. We come back with communities whose published requirements your file genuinely meets, verified pricing, and the deposit expectations in writing. No guarantees of approval — communities decide that — just no wasted fees on the ones that were never going to work.

Common questions

I don’t have civilian pay stubs yet. Can I still rent?

Often, yes. Many communities accept an offer letter, retirement orders, or VA award letters as income documentation — but each has its own written policy. We check that policy for you before you pay an application fee.

Does a gap between LES and first civilian paycheck kill my application?

It complicates some and doesn’t matter at others. Communities weigh documented future income differently; some offset with a larger deposit. We map who does what so the gap becomes a plan, not a surprise.

Should I just wait until I have the new job started?

Sometimes that genuinely is the cheaper path, and we’ll say so. But waiting has costs too — extended-stay rates, storage, a second move. We lay out both timelines with real numbers and let you pick.

Do you charge veterans anything?

No. The community pays our referral fee when you sign, out of its marketing budget. Your rent is the same with or without us.

Ready when you are, veteran.

Bring the file you actually have - award letter, offer letter, DD-214 timeline - and get options where it genuinely fits. Always free.
